Yeah, the fly from Leafre -> ToT is about 30sec with up to an additional 5-10 seconds.
Nonetheless, I timed myself a couple times on a 2min interval and 3sec leeway to allow "Door -> 3 Doors" lag and I was able to ToT -> Fly -> Leafre -> Storage -> NPC a few things -> Fly -> ToT in about 1:50. You can easily make the 2min timer if you avoid potion NPC, least I can in my speedruns. Course it's not an accurate measure by any means, but it can give a couple thoughts...
