The timer starts when you enter the map, not when the boss spawns, lag doesn't change the run time except maybe to speed it up (since the timer does stop while you're loading the new map). There's still 8 seconds between spawns (thought it was 10, seems to be closer to 8) - 35*8 = 280 sec, Ani is cleared at 4:53 by that AB, which is 293 sec.
Door lag just means you spend more time after the boss dies, and then have a little less time before the next one spawns.
